Define what the number includes

A useful budget separates demolition, framing, ceilings, mechanical, electrical, finishes, permits, professional fees and contingency. Every allowance should name the quantity and quality level it assumes.

Expose unknowns early

Existing walls, electrical capacity, plumbing routes and hazardous-material requirements can change a project quickly. Targeted investigation before final pricing is cheaper than discovering conflicts after crews mobilize.

Control changes

Record each proposed change with cost, schedule effect and approval status. A simple decision log prevents verbal requests from becoming disputes at turnover.
